The regeneration of Brook Road in Budleigh Salterton will ‘smarten’ the area up say town councillors.

H Carter & Sons hardware and electrical store in Budleigh Salterton’s High Street could be demolished and rebuilt according to new plans.

The plans, which would include space for new businesses and an open paved area, have been lodged with district planners and have the green light from the town council.

And owners CBSM 2012 also say they want to redevelop the redundant bake house on the corner of Ragg Lane and Brook Road and plans will soon be submitted.

The building is on the corner of High and The Lawn, is approximately 300 metres squared in size and has access from Brook Road.

CBSM 2012 want to expand the use of property, which is in a conservation area, by sub-dividing the floor area in two.

Proposals want the rear half to be turned into a self-contained until with its own access from Brook Street.

The current store at the rear of the building would be demolished to create an open space off Brook Road with a shop front set back.

This would be landscaped and have a new entrance and shop front with the existing metal staircase from the flat roof replaced with a steel spiral staircase.

The design statement reads: “The remodelling of the rear element of the building will contribute to the general upgrading of this part of Brook Road initiated recently with the development of the property opposite.”

It adds that the plans with future proposals for the bake house would represent a ‘significant regeneration’ of the area.

Councillor Tom Wright said: “I think it would really smarten up the area.”

Deputy mayor Steve Hall said: “I’m in favour.

“They have been asked to submitted a flood risk assessment by the Environment Agency.

“It may not flood for 50 years but at some point it will flood.”

The plans will be considered by the district council.
